Inspections - Which one do I need?

Full Home Inspection -  The most common inspection, a full home inspection is typically performed prior to purchasing a property, with the inspector's findings being grounds for negotiating on price, planning for future costs, or simply walking away from the deal. It is a non-invasive visual examination of a residential dwelling which is designed to identify material defects within specific components of the dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the client and inspector prior to the inspection process.

New Construction Inspection - While this inspection is almost entirely the same as a full home inspection, it is listed separately to bring awareness to the need for a home inspection on a newly built dwelling. Four-Point Inspection - Far less in scope than a full home inspection, this four-point inspection is a limited visual survey of the heating/air conditioning, roof, electrical, and plumbing systems. It is most often performed when required by a home buyer's/owner's insurance company to obtain a new insurance policy or renew an existing policy.

Wind Mitigation Inspection - Beneficial in reducing a homeowners insurance rates (in the case of a positive report), a wind mitigation inspection is an examination of the structure of the dwelling with special consideration to construction features that have been shown to reduce losses in hurricanes and strong winds.

Pre-Listing/Seller's Inspection - A full home inspection. Even in a seller's market, it can be quite advantageous to have an inspection report and repair receipts available to prospective  buyers. That added assurance can make all the difference to buyers and get you your asking price in a shorter amount of time.

Pre-Rental Inspection - A property inspection ideal for both the tenant and landlord. This report is the bearer's proof of the property's condition prior to the tenant taking possession. With an inspection report complete with photo's and narrative, there is little room for a dispute over a security deposit.

Inspections - How long do they take?

Some inspections take a little bit more time than others. We are sure to be thorough in every inspection and a home with more issues than average will require more time to properly document. We like our client's to be present for the inspection but it is not required. Please see our estimated inspection times below:

  • New Construction Inspection: 2-3 hours
  • Four-Point Inspection: 1-2 hours
  • Wind Mitigation Inspection: 1-2 hours
